Missing shingles, stains, granules, moss and storm debris — explained, not just listed.
On the roof
Missing, lifted or curling shingles, thin granules, moss holding moisture, and flashing that has pulled away are surface clues. They do not all mean replacement.
Inside the house
Ceiling stains, dripping during rain and damp attic sheathing mean water has already crossed the envelope. The stain is not the repair.
After weather
Debris on the lawn, a sudden drip, or neighbors with obvious wind damage are reasons to look even if your interior still looks dry.
